How to rent directly from a landlord in South Africa

You don't need an agent to rent a home in South Africa. Renting directly from a landlord is legal, and done properly it's often faster and cheaper than going through an agency.

The difference is who you deal with. An agency gives you a rental agent who earns commission and often handles dozens of listings. A direct rental puts you in touch with the owner, or someone managing the property for them, from the first enquiry to signing the lease.

Get your documents ready before you enquire: a copy of your ID, proof of income (payslips or bank statements), and a reference from a previous landlord if you have one. Direct landlords usually run the process alongside a full-time job, so the tenant who arrives prepared tends to get the place.

At the viewing, ask about the lease term, the deposit, and what the rent includes, such as utilities, parking, and any body corporate or levy costs. A landlord renting directly should be able to answer on the spot.

Get the lease in writing, even for a short stay, and make sure it states the deposit and how it will be returned. Renting without an agent still needs a proper lease. There's just one less party taking a cut.

That's how LetDirect works: every listing puts you in touch with the landlord or managing agent, with no lead-reseller and no commission added to your rent.
